What’s Being Built in Seaton, Pickering? Homes, Schools, Plazas and More (2026)

Updated October 2026 · By Xerxes Bharucha, Broker · Team Rajpal
Quick answer: Seaton is a 7,000-acre community being built across North Pickering for about 61,000 residents, with full build-out forecast around 2041. Nine builders are building homes. Already open: Josiah Henson Public School (2025), the paramedic response station (2025), Pickering’s fire headquarters and the power station that serves about 20,000 homes. Coming next: the first plazas, a 200-bed long-term care home, a Catholic school with child care (September 2027), Thompson’s Corners town centre, and the $266.4 million Seaton Recreation Complex and Library (spring 2030).
As a parent in Seaton, much like most of my neighbours, I’m most excited about more schools, the Dave Ryan Community Park and the future Seaton community centre. And as a resident, no doubt: local plazas with shops and groceries.

Jobs, what’s missing today, and the outdoors
Jobs: the Pickering Innovation Corridor is 800 acres along Highway 407, planned for about 24,000 jobs. Kubota Canada’s national headquarters is already open there, and FGF Brands bought 151 acres for a campus planned at 3,000 jobs.
What isn’t there yet (straight talk): no completed plaza yet, so the closest full grocery is about 5 km away. Josiah Henson is already over capacity. There’s no hospital in Seaton (the nearest ER is Lakeridge Health Ajax Pickering). Bus service is two routes plus DRT On Demand. And dates move: the rec complex has already slipped a year, so treat every future date as a target.
Outdoors: the Seaton Hiking Trail runs about 12 km along West Duffins Creek, and Rouge National Urban Park is next door. See it all on our North Pickering growth map, or read what it’s really like living in Seaton.
