A selling agent works the other side of the transaction, helping a buyer find homes that match their criteria, arranging showings, advising on offer price and conditions, and negotiating for the best possible outcome on the buyer’s behalf. Where your listing agent is trying to get you the highest price and the cleanest terms, the selling agent representing a buyer on your home is trying to get their client the opposite, a lower price and terms that favour the purchaser.

In most Ontario transactions, the seller pays the total commission at closing, and that amount is then split between the listing brokerage and the buyer’s brokerage, according to whatever was agreed to when the home was listed. This surprises a lot of first time sellers, who assume the buyer’s agent gets paid by the buyer.
