Where in Pickering should you look?

Pickering runs from Lake Ontario in the south to the farmland north of Highway 7. Each area suits a different buyer.

  • Seaton (North Pickering). Brand-new freehold towns and detached homes from more than ten builders, with the 407 nearby. Best for buyers who want new and are willing to live with construction for a few years. Read our Seaton guide.
  • Duffin Heights. Newer homes south of Taunton Road, with schools and shops already in place. A good middle ground between new and established.
  • Amberlea, Liverpool and Brock Ridge. Established 1980s and 1990s neighbourhoods with mature trees, bigger lots and well-known schools.
  • Bay Ridges and Frenchman’s Bay. Near the lake, the waterfront trail and Pickering GO. Good for commuters to Toronto.
  • Rougemount and Rosebank. West Pickering by the Rouge. Larger lots and some of the city’s higher-end homes.

Is now a good time to buy a house in Pickering?

For buyers, the numbers lean your way. In September 2026, 277 new listings came on against 92 sales, about 3 new listings for every sale. Homes that sold still got about 98% of their asking price, so well-priced homes still move. The overpriced ones sit, and that’s where you have room to negotiate on price and conditions.

If you’re moving up, the gap is smaller than it’s been in years. Going from a condo apartment to an average detached home costs about $100,000 less than it did a year ago. Read the full breakdown in our Pickering housing market update.

A real Pickering move-up: condo town to detached for $516 more a month. A Seaton family in a condo townhome on Reflection Place thought a detached house was $3,000 a month out of reach, so they’d stopped looking. We sat down and ran the real numbers with them.

Condo town (before)Detached (after)
PriceSold for $645,000 in 14 days, multiple offers, 111% of asking$960,000 builder’s price, minus the $89,204 HST rebate = $870,796
Mortgage$3,163/mo$3,951/mo
Condo fee$415/moNone
Property tax$466/mo$609/mo
All in$4,044/mo$4,560/mo

That $516 a month already covers commission, selling costs, land transfer tax and closing costs. They weren’t first-time buyers and still qualified for the 2026 HST rebate. The builder even finished the basement.

“A detached was $3,000 a month out of reach. So we stopped looking. Team Rajpal sat us down and did the math with us. The gap wasn’t $3,000, it was $500. We thought we’d missed our chance. They showed us we hadn’t.”

How to find the right house for sale in Pickering

  1. Get pre-approved first. Know your number before you fall in love with a house. We have connections at all the lenders and can put you in touch.
  2. Look at sold prices, not just asking prices. In a buyer’s market, the asking price is a starting point. Our search site shows sold history for every Pickering street.
  3. Watch days on market. A house that’s been listed for 30+ days usually has more room to negotiate.
  4. Compare resale with new. A new build in Seaton can come with the 2026 HST rebate and a 30-year amortization. A resale home lets you move in within 30 to 90 days.
  5. Book showings with a local agent. In most Pickering sales the seller pays the buyer’s agent, and someone who knows each street will spot things the listing photos don’t show.

Xerxes’s #1 tip:

“One of the nicest parts about house hunting in Pickering is the variety of homes and neighbourhoods. You’ll find post-war bungalows, brand-new houses with the newest tech, estate lots, multimillion-dollar homes, smaller homes on bigger lots, and ravine lots. Pickering has it all. The bonus is that Pickering is a bargain compared to the rest of the GTA, with probably the shortest commute to Toronto of any suburb. Pickering has its quirks too, so having a professional who is local to Pickering take you to the right options is key.”
