Quick answer: The Pickering housing market is a buyer’s market right now. The average Pickering home sold for $893,842 in September 2026, down 4.5% from $935,803 a year earlier. 92 homes sold, 277 new listings came on, and 411 homes were for sale, which is about 4.5 months of inventory. Homes that did sell still got 98% of their asking price, so well-priced homes are moving and overpriced ones are sitting.

New listings 277 1,834
Homes for sale 411 2,600+
New listings per sale About 3 About 3.3

Is the Pickering housing market a buyer’s or seller’s market right now?

It’s a buyer’s market. For every home that sold in Pickering last month, about three new ones came on the market. That’s a sales-to-new-listings ratio of about 33%, and anything under 40% is generally considered a buyer’s market.

Another way to see it: at September’s pace of 92 sales a month, it would take about 4.5 months to sell all 411 homes on the market. Sales are also down 17.1% from a year ago, when 111 Pickering homes sold in September 2025.

All of Durham looks the same: 552 sales against 1,834 new listings, with more than 2,600 homes for sale. For buyers, that means more choice, less competition and more time to decide.

How long are Pickering homes taking to sell?

A Pickering listing sat 33 days on average in September. Count the homes that were pulled off the market and relisted, and it’s closer to 50 days.

That extra time gives buyers room to negotiate. It also means you can make your offer conditional on a home inspection and financing again, which most buyers had to give up in the bidding wars of 2021 and 2022.

Are home prices going down in Pickering?

Yes, modestly. Pickering’s average sold price fell 4.5% in a year, from $935,803 in September 2025 to $893,842 in September 2026. That’s $41,961 less. The median price fell 4.9%, from $860,000 to $817,500. Across the GTA, the average fell 5.1%, so Pickering held up slightly better.

But here’s the part nobody tells you: Pickering homes that sold still got 98% of their asking price.

The market isn’t punishing every seller. It’s punishing overpriced listings. The well-priced homes are selling, and the overpriced ones are sitting. That’s what’s happening to many of those 400-plus listings.

Average Pickering prices by home type

Home type Sep 2025 average Sep 2026 average Change Sales, Sep 2026
Detached $1,186,163 $1,080,698 −8.9% 50
Semi-detached $812,878 $751,167 −7.6% 6
Freehold town $808,494 $769,301 −4.8% 15
Condo town $621,278 $606,846 −2.3% 13
Condo apartment $495,769 $491,143 −0.9% 7
All homes $935,803 $893,842 −4.5% 92

The bigger the home, the bigger the drop. Some types had only a handful of sales, so their averages can swing from month to month.

Here’s what nobody is telling you: moving up got $100,000 cheaper

The headline says prices fell 4.5%. What it doesn’t say is that the gap between home types shrank much faster than prices did. Detached prices fell 8.9% while condo apartment prices barely moved.

That gap is what a move-up buyer actually pays. A year ago, going from the average Pickering condo apartment to the average detached home cost $690,394 more. Today it’s $589,555 more. That’s $100,839 less to move up.

Moving from Gap to detached, Sep 2025 Gap to detached, Sep 2026 Cheaper to move up by
Condo apartment $690,394 $589,555 $100,839
Condo town $564,885 $473,852 $91,033
Freehold town $377,669 $311,397 $66,272
Semi-detached $373,285 $329,531 $43,754

If you own a condo or a townhome and have been waiting to move up, this is the number to look at. You may get a little less for your home than you would have last year, but the next home has come down more.

Who does this market work for?

First-time buyers. Pickering condos averaged about $491K and townhomes about $769K, and you can actually negotiate. We have connections at all the lenders and can put you in touch to get pre-approved before you shop.

Move-up buyers. Yes, you might give a little on your sale. But you save more on the bigger home. A detached home in Pickering averaged about $1.08 million, with 50 sold last month and plenty of choice.

Sellers who price it right. Price it right, prep it, and market it properly, and you’ll be in that 98% club.

Who it’s tough for: sellers testing the market with a 2022 price. Those are the listings sitting past 30 days and getting relisted.

The most expensive mistake a Pickering seller can make right now

We’ve seen this happen several times over the past year. We sit down with a seller, show them the numbers, and recommend a price. They don’t agree, so we don’t take the listing. A couple of days later it shows up with another agent, at the price the seller kept insisting on.

Our job is to show you the facts. It isn’t your job to sell us on the price you want.

In every one of those cases, the home didn’t sell. Every one of those sellers came back to us, and every one of them did sell with Team Rajpal. But by then the market had moved, and not in their favour. Every month a home sits at a fantasy price, the seller loses money. In a market where prices are down 4.5% in a year, waiting costs real dollars.

That’s why 411 homes are sitting on the market while the ones priced right sell for 98% of asking.

What about Seaton?

Seaton is our home base, so here’s a closer look at the last 90 days. 50 homes sold in Seaton out of 214 listed, at an average of about $1.01 million and about 46 days on market. Only 23% of the homes listed in Seaton sold. That’s slower than Pickering overall, so Seaton buyers have even more room to negotiate right now.

Seaton home type (last 90 days) Listed Sold Average sold price Average days on market
Condo towns, 3 bed 8 2 $642,500 32
3-storey towns 23 7 $756,661 29
2-storey towns 63 9 $849,387 34
Semi-detached 14 0 No sales No sales
Detached, 1-car garage 42 11 $964,545 68
Detached, 2-car garage, under 3,000 sq ft 50 20 $1,222,505 49
Detached, 2-car garage, over 3,000 sq ft 14 1 $1,175,000 19

What stands out:

  • 2-car detached homes under 3,000 sq ft are the busiest segment. They made up 20 of the 50 sales.
  • 3-storey towns sold fastest, at 29 days on average.
  • 2-storey towns have the most competition for sellers. 63 were listed and only 9 sold, so pricing and presentation matter most here.
  • 1-car detached homes are taking the longest, at 68 days. Buyers looking at this type have the most leverage.
  • No semis sold in the last 90 days, even though 14 were listed.

What about pre-construction? Durham new home sales are up almost 3x

While resale slowed, new construction went the other way. Durham Region builders sold 2,184 new homes from January to August 2026, up from 774 in the same months of 2025. That’s about 2.8 times as many, and Durham now accounts for 29% of all new home sales in the GTA, more than any other region.

Durham new home sales 2026 2025 Change
August 200 69 About 2.9x
January to August 2,184 774 About 2.8x
January to August, single-family 1,903 671 About 2.8x

The reason is the new home HST rebate. Buyers who sign with a builder before March 31, 2027 can get up to $130,000 back. At the same time, the GTA benchmark price for a new single-family home fell 14.6% in a year, to $1,248,866, and that’s before the rebate.

Here’s why that matters if you’re selling a resale detached home in Pickering: your buyer can now walk into a builder’s sales office in Seaton and compare. That’s likely part of why resale detached prices fell 8.9% while condo prices barely moved. If you’re buying, it means you have two strong options, and it’s worth comparing a new build in Seaton Whitevale or elsewhere in Seaton against resale before you decide.
