Seaton Whitevale is in the northern part of Seaton, close to the 407. Mattamy is building Phase 6 off Alexander Knox Road and Phase 5 off Brock Road, just south of the 407. Phase 6 is close to Dave Ryan Community Park and the planned grocery plaza at Alexander Knox Road and Peter Matthews Drive.

Quick move-in homes. Mattamy sometimes has finished or nearly finished homes in Seaton Whitevale that you can close on in weeks or months instead of years. We recently toured a quick move-in Elgin in Phase 5: 1,829 sq ft with 3 bedrooms and 3 washrooms, on a premium 29.13 x 106.66 ft ravine lot. How does buying from Mattamy Homes in Pickering work?

You pick a lot and a model, sign an agreement of purchase and sale with Mattamy, pay deposits on a set schedule, and close when the home is finished. Here’s what each step involves.

  1. Choose the lot first. Lot width, what’s behind it, and where it sits on the street affect your price and your resale value more than most upgrades.
  2. Sign and start your deposits. Mattamy spreads deposits over the first 90 days or so. On recent detached releases that has meant a first payment on signing, then three more at 30, 60 and 90 days. Townhome schedules vary with how soon the home closes. Premium lots can need an extra deposit.
  3. Review the agreement. Unlike a new condo, a freehold home in Ontario has no automatic 10-day cooling-off period, so the time to get a lawyer’s review is before you sign, or as a condition of your offer. Pay close attention to the closing cost adjustments.
  4. Pick your finishes at the design centre. Upgrades add up quickly, so decide what matters before you go.
  5. Do your pre-delivery inspection (PDI) with Mattamy before closing, then close and move in. Tarion warranty coverage starts on your possession date.

What changes deal to deal: incentives. Recent Seaton Whitevale releases have offered things like a free assignment clause, capped or waived development charges and decor credits. These come and go with each price list, and some are only offered through agents.

The 2026 HST rebate. New homes bought from a builder with an agreement signed between April 1, 2026 and March 31, 2027 can qualify for up to $130,000 back on homes up to $1.5 million. Check whether the price you’re shown already has the rebate taken off.

A 30-year amortization, even with less than 20% down. Since December 15, 2024, anyone buying a newly built home with an insured mortgage can take a 30-year amortization, not just first-time buyers. A resale home with less than 20% down is still capped at 25 years. The insured mortgage price cap also rose to $1.5 million, which puts more of Seaton’s detached homes within reach. Talk to your lender about what that means for your payment.

I sell real estate every day, but my wife and I also bought our own Mattamy home in Seaton Whitevale, just as our family was about to grow. Buying for yourself is a different kind of emotional, and it’s the best test of a builder I know. Here’s how it went.

  • The sales process was smooth, and we had a dedicated customer service rep from start to finish. When we were shopping for appliances, furniture and light fixtures, our questions got quick, accurate answers.
  • The colour and decor appointment was the best part. We were never rushed. They took us through it step by step, turned what could have been overwhelming into something fun, and gave us advice we still appreciate today.

  • The timeline held, with very little delay.
  • The pre-drywall walkthrough was worth every minute. We saw the framing, plumbing, HVAC and electrical before the walls went up.
