What Is My House Worth? How We Price Homes to Sell in Pickering

Updated October 2026 · By Xerxes Bharucha, Broker · Team Rajpal, Re/Max Key2 Real Estate., Brokerage, Seaton, Pickering
Quick answer: What is my house worth? It’s worth what a buyer will pay for it today, not what you paid, not your tax assessment, and not what your neighbour got last spring. To find that number, compare your home to similar homes nearby that sold in the last 90 days, the homes buyers can choose from right now, and the homes that failed to sell. In Pickering, the typical home was worth $866,800 in September 2026, down 3.7% from a year earlier (TRREB).
We are not the market. The buyers are.
That’s the first thing we tell every seller. Neither you nor your agent sets the price. Buyers do, and they vote with their showings and their offers. Our job is to read the market accurately, show you the data, and recommend a price that attracts the right buyers. It’s not to agree with a number that feels good but doesn’t match what buyers will pay.
How do we work out what your house is worth?
We build a comparative market analysis (CMA) from three sets of homes like yours, in your neighbourhood:
- Sold in the last 90 days. What buyers actually paid, not what sellers asked.
- For sale right now. Your competition. Buyers compare your home to these, not to last year’s sales.
- Didn’t sell. Expired and cancelled listings from the last 90 days show the prices buyers already said no to.
Then we look at price per square foot, how long homes are taking to sell, and longer-term trends for Pickering and Durham. If you’re in Seaton or Duffin Heights, we also check new-construction prices nearby, because buyers compare your home to a brand-new one too. Finally, we walk through your home the way a buyer would.
Do upgrades add to what my house is worth?
Sometimes, but rarely dollar for dollar. The question we always ask is: did you make the upgrades for yourself, or for the next buyer? A buyer who’d tear out your kitchen tomorrow won’t pay you for it today. Work done right before listing is about selling faster and showing better, more than adding to the price.
A home priced right: Reflection Place
A recent sale of ours on Reflection Place in Pickering was listed at $579,000 and sold for $645,000 in 14 days. That’s $66,000 over the asking price, with multiple offers. Pricing it right brought buyers in fast, and the competition did the rest.
A home priced wrong, then priced right: Fall Harvest Crescent
This 3-bedroom end-unit townhouse in Seaton was listed twice by other brokerages before it came to us.
| When | Who listed it | Price | Result |
|---|---|---|---|
| June 2023 | Another brokerage | $988,800 | Expired after 4 months. No sale. |
| Summer 2023 | Two similar homes on the same street | Sold for $950,000 and $960,000 | Sold |
| June 2025 | A different brokerage | $839,000, then $819,000 | Taken off the market after 7 weeks. No sale. |
| May 2026 | Team Rajpal | Priced for the market | Sold for $740,000, just over our asking price, in about 6 weeks |

In 2023 it was priced above both homes that sold on the same street, so buyers bought those instead. By the time it finally sold, the market had moved, and the owners got about $210,000 less than their neighbours did. Read the full story in our guide to what it costs to sell a house in Ontario.
How much is too much? What overpricing does to your sale
| If your home is priced… | What usually happens |
|---|---|
| About 9% to 12% over market | Very few showings, and no offers |
| About 5% to 7% over market | Showings happen, but offers are hard to come by |
| At market | Showings and offers, and the strongest position to negotiate |
When should you lower your price?
Sooner than most sellers think, because the longer a home sits, the harder it gets to sell. Once a home has been on the market for weeks, the first question buyers ask is “What’s wrong with the house?”, even when nothing is.
So we don’t guess. We watch the market every day and follow up with every agent and buyer who sees your home for feedback. That feedback is the path forward, because buyers are the market. Our rule of thumb is the 10-10-0 rule:
- 10 days, zero showings: the market is telling us something about the price. We sit down and talk about what to do next.
- 10 showings, zero offers: the buyers have spoken. We listen, and we adjust.
Should you price at market, a bit under, or hold an offer night?
It depends, and anyone who gives you the same answer for every home isn’t looking closely enough. We decide based on:
- Is your price point moving? How fast are homes like yours, at your price, selling in your area right now?
- How much competition is there? More homes for sale means buyers have more choice.
- Are offer nights working for your type of home at your price, or are homes priced at market value doing better?
- How does your home show? Condition and presentation matter.
- How easy is it to book a showing? The harder it is, the fewer buyers see it.
- Is it tenanted? Tenants can limit showings and how the home looks.
Right now, Durham has about 3.5 months of homes for sale, which makes it a balanced market. See whether now is a good time to sell.
Is my MPAC assessment what my house is worth?
No. Your 2026 property tax assessment is still based on what your home was worth on January 1, 2016, because Ontario has postponed reassessment. It’s for property tax only. Online estimates have a different problem: they can’t see your renovations, your lot or the condition of your home.

What is my house worth? FAQ
What is my house worth?
What a buyer will pay for it today. The best guide is what similar homes nearby sold for in the last 90 days, adjusted for size, condition and features, and checked against what’s for sale now.
How much is my house worth in Pickering?
The typical Pickering home was worth $866,800 in September 2026. Detached homes were about $1,061,300 and townhouses about $603,300. Your home’s value depends on its size, condition and street.
Should I list my house high and come down later?
Usually no. A home 9% to 12% over market gets few showings and no offers, and the longer it sits, the more buyers wonder what’s wrong with it.
What is a CMA?
A comparative market analysis: a report comparing your home to similar homes that sold recently, are for sale now, or failed to sell. It’s how agents recommend a list price.
When should I lower my asking price?
We use the 10-10-0 rule: 10 days with no showings, or 10 showings with no offers, means it’s time to talk about the price.
Do renovations increase my home’s value?
Sometimes, but rarely dollar for dollar. Buyers pay for upgrades they want, not ones they’d replace.
Is my property tax assessment what my house is worth?
No. In 2026, Ontario assessments are still based on January 1, 2016 values.
